Seed only ever performs as well as the soil beneath it. We top-dress with screened black loam, a dark, nutrient-dense blend of sand, silt, and clay that holds moisture while still draining freely, which is the gold standard for establishing new grass. Spread as a thin quarter-inch layer over the seed, it locks in warmth and water, presses every seed into firm soil contact, and feeds young roots the organic matter that Toronto’s heavy clay so often lacks. Where it helps, we slit-seed first so the seed drops straight into the soil for far higher germination than scattering it on the surface.
Then we match the seed to how your property actually lives. Sunny areas get a Kentucky bluegrass-led blend for the deepest colour and density, with the bluegrass’s creeping roots quietly knitting over thin spots on their own. Partially shaded ground gets fine fescues woven in with shade-tolerant bluegrass, and the deep shade under trees or between houses gets a fine-fescue-dominant mix, the one cool-season grass that genuinely prefers low light. A measure of perennial ryegrass sprouts within a week to green things up fast while the slower, hardier species fill in behind it. Because the blend is built for your exact conditions, the lawn comes in thick and even, and we stand behind that growth.
